Planning Permission Granted for Major Works to House in a Conservation Area

Fuller Long are delighted to have assisted in gaining planning permission for substantial works to a cottage situated within the Chesham Bois Conservation Area.

The 19th century cottage which originated as a two up – two down semi-detached property had limited room for modern family living. An application was made to rebuild part of the rear extension and to redevelop a double garage to create a two storey annexe with first floor accommodation and balcony over a redesigned car port with a contemporary glazed building linking the two structures.

The cottage was not listed, but as it was  located within the Chesham Bois Conservation Area, the impact of the development upon the conservation area (which is a statutory designated heritage asset) needed to be assessed and justified.

Despite great opposition from the local parish council, our heritage team, led by Virginia Gillece, were able to provide a robust heritage statement to accompany the application; which clearly demonstrated that the sensitively designed new build would complement the cottage and be in keeping with the conservation area, thereby preserving its significance.  Having reviewed the scheme, and the comments made by the parish council, the case officer determining the application  recommended the application for approval, concluding that the proposed works would produce “a coherent and informed response to context without undermining any of the heritage values that contribute to the significance or setting of the conservation area.”
